  • Build Your New Home in Florida

Build Your New Home in Florida

As you may have found, the housing market is going through an unprecedented time. You want to find a home that’s right for you, but it can be challenging to know how to navigate your search.

What about buying a new construction home? Most people assume it’s the more expensive options, but in fact, The New York Times listed Florida among the 18 states where building a new home is more cost-efficient. The report states that future homeowners save $76,000 when buying a new construction home in Florida. With the amount saved, homebuyers add this into their personal budget, providing an exciting opportunity to add in any preferred customizations that turn their vision of a dream home into reality. .

Another factor is ownership cost. With an existing home, there are often unseen renovation costs. Homes may be dated or require upgrades like new roofs, HVAC systems or appliances to live comfortably. These costs have reached an all-time high with the scarcity of materials, meaning you’ll pay more to equip a home with modern amenities. When you build a new construction home, you won’t fall victim to these unseen costs. New homes have these features built into the floorplan, so you won’t need to pay more and wait to fully enjoy your new space.

As one of Southwest Florida’s premier homebuilders, Neal Communities builds homes matching homeowners’ needs and personal budgets. Our dedicated team is proud to offer a variety of beautiful floorplans in neighborhoods that embody the Florida lifestyle. Contact us if you are ready to build your dream home.

  • An Important Update from Neal Communities Regarding Hurricane Ian

To Our Families, Friends, and Homeowners:

As we begin to recover from the effects of Hurricane Ian, it is our sincerest hope that you and yours are safe. We are hopeful that the storm’s impact on you and your family was not severe, though we realize that thousands of our friends and neighbors are still without power and are struggling in the aftermath.

As it has done in the past, our team came together in advance of the storm to prepare our neighborhoods and help ensure the safety of those who live there from nearby construction.

For those currently building with us, we are assessing our communities and a Neal Communities employee will be in touch with you as soon as possible to give an update on your home.

For homeowners, we are thankful to you for putting your trust in our team to build you a safe, solid, and beautiful home. While we adhere to the highest standards, we know you may have questions.

If you have experienced water intrusion or other damage to your home during the storm event, they should be reported to your insurer to be mitigated on an emergency basis.

If you have other concerns and you are still under your warranty period, please reach out to your respective warranty representative and we’ll begin to follow up on all calls as soon as we can. Please note that warranty emergencies will be prioritized based on severity.

We appreciate your patience and understanding as we all begin to recover from the impacts of Hurricane Ian. As we persevere and return to a sense of normalcy, let’s continue to help each other in getting through this challenging time.

  • An Important Message From Neal Communities Regarding Hurricane Ian

First and foremost, please be prepared, stay safe, and heed advice from our local emergency officials. The well-being of our staff, families and homeowners is of the utmost importance. Due to the unpredictability of Hurricane Ian’s path, our offices and model homes will likely be closed starting at 6 p.m. Tuesday and should start to reopen on Friday at 8 a.m. (varying by location).

Our preparation is in full swing as Ian approaches the Gulf, and our team has developed a well thought-out and historically proven plan for hurricane preparedness. We began those preparations six days before the predicted landfall. Our team is working with our trade partners to complete the implementation of this plan prior to Tuesday evening, well in advance of the hurricane’s current track.

We understand the number one concern for many homeowners is flying debris, and we are managing our active construction sites to the best of our ability. However, in no circumstance could we ever completely eliminate this occurrence and do not want to set that expectation. We certainly advise residents of our communities to utilize storm shutters provided if necessary to help protect their home and take all advised precautions to ensure their personal safety. Bear with us as we do our best, but please understand that we simply cannot respond to every inquiry at this point or over the next couple of days as our staff focuses on securing our sites, as well as on their family’s personal safety and well-being.

As weather conditions change, and as needed, we will update this message, so please check this page and our Facebook page for any updated information.

We look forward to returning to our normal business late this week. In the meantime, thank you again for your patience and please stay safe throughout Hurricane Ian.

  • Sarasota Among America’s Top Ten Places to Live

Sarasota Among America’s Top Ten Places to Live

At Neal Communities, we believe where people live has an impact on their lives. We want to create wonderful communities in locations that allow our homeowners to thrive and enjoy life.

As a proud member of the Sarasota area, we were overjoyed to see that the city was named as one of the best places to live in the country by the U.S News & World Report. Sarasota ranked at #9, making it the only Florida city in the top ten. Our communities there embody the Sarasota lifestyle – personal retreats offering an intimate atmosphere located near a host of venues where you can enjoy the very best of Florida living.

While Sarasota is an idyllic vacation destination, there are several key factors underscoring its high ranking on the list.

    Quality of Life

Quality of life was more important than ever this year due to the fluctuating housing market. A home is an investment, so homeowners will want to settle down in a location offering a comfortable lifestyle.

Sarasota appeals to a wide demographic – from retirees to families – with many citing the year-long warm weather as one reason. The average temperature is 83.4°F, providing residents with the opportunity to do any beloved activities outside in the fresh air. With the constant sunshine and warmth, you can rest assured that snowfall is extremely unlikely.

The schools and safety of the town are additional reasons families make the move to Sarasota. The city has access to 27 public schools (elementary, middle and high) as well as 57 private schools, providing students with access to a quality education. The current crime rate is far lower than the 2020 national average, making the area a safe environment for all inhabitants to grow and prosper.

    Cost of Living

As prices continue to climb in the housing market, the cost of living might make you cross off certain cities from your list. While Sarasota is no exception to escalating prices, it maintained its ranking at #9 on the U.S. News & World Report list from the previous year. One item that helps is how Florida is one of nine states with no state income tax, allowing homeowners to save more money every year.

As additional assistance, the state also provides the advantage of a homestead exemption – providing your Florida home is your primary residence. By obtaining this, you will pay less for certain property taxes, effectively decreasing the taxable value of your home.

    Desirability

What makes Sarasota a desirable location for many? While a tourist destination with a plethora of beaches and a budding food scene, many enjoy the charm and versatility of this unique city.

The true beauty of Sarasota lies in how it combines today’s luxuries with a timeless, seaside ambience. When visiting downtown Sarasota, residents are met with a variety of major stores, fine dining and resorts with local businesses nestled in between. However, when arriving at a spot such as St. Armand’s Circle , residents are able to walk down the streets and discover a host of boutique shops, restaurants and modern art. This duality allows you to explore a large city while enjoying its small-town atmosphere.

Sarasota is well-known for its vibrant arts scene. One location is the John and Mable Ringling Museum of Art, a historic site demonstrating the state’s rich history with John Ringling’s “Greatest Show on Earth.” Sarasota also hosts no shortage of galleries and outdoor music events, so it makes for quite the immersive experience.

Many also enjoy the booming Rosemary District, a neighborhood providing performances from local artists thanks to the many theatres and dance studios. Over the past decade, this district has seen an explosion of wall murals, highlighting the talent of local and national muralists at every turn.

We are honored to share several of our communities and award-winning floorplans with Sarasota and the rest of southwest Florida. To learn more about the communities matching your needs, contact us here.
